Towel service means commercial dryers running most of the day, so the duty cycle logic is the same as a laundromat. Towel fiber also sheds heavier than clothing, so the lint load builds faster than the machine count suggests. Quarterly is a reasonable floor, monthly where the dryers barely stop.

Locker rooms and restrooms add exhaust fans, which clog with the same humid lint and dust. $50 each, done on the same visit.

After-hours scheduling is usually the only sensible option on a gym, and we work to whatever your quiet window is.

HOA common facilities

Clubhouses, community rooms, fitness rooms and shared laundry. Usually a small machine count alongside common area ductwork, which is efficient to do in a single visit rather than paying for two trips.

Count the supply registers and returns in each building and you have the duct number. The machine count gives you the rest.

Condo associations

Whether in-unit dryer vents are the association's responsibility or each owner's depends on your CC&Rs. Plenty of associations schedule vents building-wide either way, because one owner's blocked run is a risk to every unit that shares a wall or a roof with it. In-unit vents price per unit on the same volume scale as apartments.

What it costs

Dryers are $65 a machine, every visit. In-unit condo vents price per unit, $79 down to $59 by count. $500 minimum per visit.

Common area ducts, locker room exhaust fans and HVAC equipment are optional add-ons on the same visit: ducts $65 an opening, exhaust fans $50 each. All add-on rates.
