Optional add-ons while we are on site

Not required, and not the core service. Plenty of properties add common area ducts or an exhaust fan or two because we are already there: ducts $65 an opening, fogging $160 per HVAC unit, exhaust fans $50 each, air handler and coils $350, condenser and coils $200. Add-on details.

Is it required by law?

No. No Arizona law requires dryer vent cleaning, and it is worth saying plainly because some companies imply otherwise. What does apply is the building code on how vents are installed, the landlord's duty under ARS 33-1324 to keep supplied appliances in good and safe working order, and whatever your insurance carrier asks you to document. Apartments and multifamily, which is most of it. Laundromats and shared laundry rooms, where the machines run all day. Senior living, where residents are the least able to react. Gyms and HOA facilities, where towel loads and common areas add up.

What does commercial dryer vent cleaning cost?

Per unit, set by property size: $79 at 10 to 49 units, $69 at 50 to 99, $59 at 100 plus. Stacked units on the third floor and up are $99. Laundromats are $65 a machine. One price every time, $500 minimum per visit.

Do you need to visit before quoting?

No. Unit count and floor count are the quote. If the real count turns out different, the invoice follows the real count at the same published rates.

Do you only do dryer vents?

Dryer vents are the job. Air ducts, exhaust fans and HVAC equipment are optional add-ons, usually done on the same visit so it is one trip and one invoice.

Is there a discount for regular visits?

No. One price every time, whether it is your first visit or your tenth. The only thing that changes the rate is how many units the property has.
