Seventies and eighties buildings

Much of Mesa's apartment inventory, especially in central and west Mesa, went up between the sixties and the eighties, and it shows: two-story garden complexes, long single-story buildings, carports, and laundry closets sized for the machines of the time. Nearly all of it is exterior access, first and second floor from outside.

Age is the thing to plan around. Plenty of these buildings are likely still on their original vent runs, and runs that old are where we find flattened foil transitions, joints that have separated behind the drywall, and hoods whose flaps no longer close. None of that is unusual, but it is why a Mesa record tends to carry more flagged units than one from a newer city.

East Mesa and the winter months

East Mesa has 55+ communities going back to the early seventies and a large seasonal population across them and the parks nearby, many with shared laundry rooms. Those rooms sit quiet in summer and run hard from late fall through spring, so the sensible time to clean them is before the winter residents arrive, not after.

What it costs in Mesa

Questions from Mesa

Our Mesa property is from the eighties. Should we expect problems beyond lint?

Expect some. Older runs are where crushed transitions and separated joints turn up. Each one is flagged by unit number so maintenance can decide what to fix, and flagging costs nothing extra.

Do you come out to Mesa?

Yes, at the same published rates as the rest of the Phoenix Metro. No travel surcharge.

Why Mesa managers schedule it

No Arizona law requires it. Managers schedule it for fire risk, documentation and dryer life. Why it gets scheduled.
