Tell us your unit count and how many floors. That is the quote.
Newer, smaller, and a drive
The City of Maricopa grew quickly from the mid-2000s and is mostly single-family. Its multifamily inventory is smaller and newer than the Valley average, mostly two and three story garden product from the last fifteen years or so.
That keeps the work itself simple: first and second floor exterior, third floor interior where it exists. What makes Maricopa different is the drive. Plenty of contractors will not make the trip for a small job, which is why the $750 minimum matters here and why quoting the whole property at once makes sense.
It also sits in Pinal County rather than Maricopa County, which trips up the occasional portfolio spreadsheet. The rates do not change.
Rates in Maricopa
$79 a unit at 10 to 49 units, $69 at 50 to 99, $59 at 100 plus. Stacked units on the third floor and up that need interior access are $99, laundromats $65 a machine, $750 minimum. Lint trap housings and hose upgrades are optional at $98 a unit. Full pricing.
Air ducts, exhaust fans and HVAC equipment are optional add-ons on the same visit. Add-on rates.

The job itself
- The quote needs two numbers: unit count and floor count. How quoting works.
- The dryer runs while we clean from outside, so loosened lint leaves the duct instead of sitting in it. Where a dryer cannot be started, we agitate the line and then drive a reverse air ball through on our rods, at the same price. Why that matters.
- Every job ends with a dated record by unit number: serviced, not accessed, or flagged. Photos of the vents worth seeing are uploaded with it. What goes in the record.
Is it required?
No Arizona law requires it. Managers schedule it for fire risk, documentation and dryer life. Why it gets scheduled.
