Tell us your unit count and how many floors. That is the quote.

Two very different kinds of building

Phoenix has both ends of the valley's multifamily stock inside one city limit. Through the central corridor and the older neighborhoods west and south of downtown, a lot of the apartment inventory is midcentury and seventies garden style, one and two stories, built around a courtyard or a parking lot. Those are exterior jobs almost unit for unit, done from the ground or a short ladder.

Downtown, Midtown and along the light rail line, the newer product is mid-rise and taller, most of it built in the last fifteen years or so. There the math flips. Anything on the third floor or above is interior work, which means coordinated access rather than a ladder, and that is why floor count matters as much as unit count on a Phoenix quote.

What age does to a vent run

On the older garden complexes the vents have had decades of use and, in plenty of cases, decades of maintenance crews pushing dryers back against the wall. Crushed transitions and runs that have separated inside the wall show up more often there than on newer buildings, and they go on the record as flagged units rather than getting quietly cleaned around.

How the work goes in Phoenix

What it costs in Phoenix

$79 a unit at 10 to 49 units, $69 at 50 to 99, $59 at 100 plus. Stacked units on the third floor and up are $99, laundromats $65 a machine, $500 minimum. Full pricing.

Air ducts, exhaust fans and HVAC equipment are optional add-ons on the same visit. Add-on rates.

Why Phoenix managers schedule it

No Arizona law requires it. Managers schedule it for fire risk, documentation and dryer life. Why it gets scheduled.

Questions from Phoenix

We manage an old garden complex and a newer mid-rise. Can they go on one quote?

Yes. Each property is counted on its own units and floors, but the rates are the same, so a portfolio quote is just the properties added together.

Do you come out to Phoenix?

Yes, at the same published rates as the rest of the Phoenix Metro. No travel surcharge.
